Documents needed for registration
- Fard (ownership record) issued by the land revenue authority, showing the seller as owner.
- Registry / sale deed drafted on stamp paper, signed by buyer and seller.
- Original CNICs of buyer and seller, plus photocopies.
- Passport-size photographs of both parties (recent).
- Proof that dues are clear: property tax, water and electricity bills, where applicable.
- If a party cannot appear, a power of attorney for the representative.
Process steps at the sub-registrar office
- Get the fard. Obtain a fresh fard from the patwari or land record office confirming ownership.
- Draft the deed. Prepare the sale deed with a deed writer, stating the agreed declared value.
- Buy stamp paper and pay duty. Purchase stamp paper of the required value and pay stamp duty plus CVT at the bank or office counter.
- Appear before the sub-registrar. Buyer and seller (or attorneys) present documents, CNICs and photographs at the tehsil sub-registrar office.
- Biometric verification and recording. Thumb impressions and photographs are recorded; the deed is read aloud and both parties confirm.
- Pay the registration fee. The registration fee is deposited and the deed number is entered in the register.
- Collect the registered deed. Collect the original registered document, then apply for mutation (intiqal) to transfer the record into the buyer name.
Tips to avoid extra cost
- Check the official valuation table of your area; duty is charged on the declared value or the table rate, whichever is higher.
- Clear any pending property tax dues before the appointment to avoid delays.
- Bring extra CNIC photocopies so you do not pay for copies at the office.
- After registration, complete the mutation without delay; the fard in your name is the proof of ownership for future sale.
